Orbit Homes to deliver 272 new homes in Norfolk

We are continuing our drive to deliver quality homes in Norfolk with plans to bring 272 new homes to Great Plumstead at our new development, Victoria Gardens.

Victoria Gardens will include 138 affordable homes for social rent and Shared Ownership, alongside 134 homes for market sale. The development will feature a mix of two, three and four-bedroom homes, with construction set to begin in summer 2025.

All homes at Victoria Gardens will feature our brand-new sector-leading house designs, which have been matched against the Royal Society for the Prevention of Accidents (RoSPA) Safer by Design framework, which goes beyond normal building regulations to limit the most common hazards found in a home.

Once complete, the development on Smee Lane will enjoy large areas of public space, including an orchard, play area and connecting footpaths to local walkways. Victoria Gardens will be designed to support nature’s recovery, in line with Orbit Group’s wider strategy to enable nature’s recovery in 30% of its outdoor spaces by 2030.

Victoria Gardens is situated in Great Plumstead, a parish village on the outskirts of Norwich, and will join several brand-new communities that we are currently delivering in the Broadland district of Norfolk, including Liberty Park in Rackheath and Dovecote Gardens in Old Catton.
